The existing six-storey property, divided into three apartments, is undergoing substantial internal and external works to address fire safety deficiencies, accessibility issues, and outdated layouts while enhancing sustainability and long-term usability. The site is adjacent to the Grade II* listed Hampden House, requiring careful coordination with conservation officers and heritage consultants.
Gen2Tek was appointed as Principal Designer (Building Regulations) under the Building Safety Act 2022, providing full regulatory oversight for the refurbishment and extension works. The role includes management of Building Regulations compliance, coordination of multidisciplinary design inputs, and preparation of BSA-compliant documentation to support Building Control submissions.
Our scope encompasses leading Building Safety Act Principal Designer duties across Parts A–S, developing and maintaining the BSA Compliance Tracker, Change Control Plan, and Competence Declaration. We manage Building Regulations submissions and coordinate responses to Building Control while overseeing design risk elimination and reviewing fire, accessibility, and sustainability compliance.
