Greyfriars House, Reading

Greyfriars House is a new high-rise residential development located at 20–30 Greyfriars Road, Reading. The scheme replaces an existing office building with a 13-storey residential tower incorporating ground floor retail, podium landscaping, and public realm improvements. The project is being developed by Circle Development, with Darling Associates Architects leading design and coordination.

Gen2Tek was appointed as Building Regulations Principal Designer under the Building Safety Act 2022 for this Higher-Risk Building. The role includes full regulatory oversight through Gateway 2, ensuring the design complies with all relevant parts of the Building Regulations and Building Safety Act requirements.

Our key duties include managing Building Regulations compliance across all design disciplines, preparing and maintaining the BSA Tracker, Competence Declaration, Change Control Plan, and Construction Control Plan. We liaise with Building Control and the Building Safety Regulator throughout Gateway 2 while verifying compliance with Parts A–S, covering structure, fire, acoustics, drainage, energy, and accessibility.
