Mode London, Alban Gate

Mode London represents a comprehensive office refurbishment at Alban Gate, 125 London Wall, in the heart of the City of London. The scheme includes CAT A refurbishment of 16 office floors, enhancement of basement End-of-Journey facilities, activation of multiple roof terraces, and integration of new sustainable systems. The development is being delivered for Arax Properties, with Radcliffes as Project Manager and tp bennett leading the architectural design.

Gen2Tek was appointed as Building Regulations Principal Designer under the Building Safety Act 2022 to provide compliance oversight across multiple concurrent workstreams. Our remit covers the CAT A refurbishment of office floors (Levels 3–18), focusing on sustainability and reuse of existing raised floors, partitions, and finishes. We’re overseeing the comprehensive redesign of basement cyclist and wellness amenities as part of the End-of-Journey facilities upgrade, plus the activation of roof terraces across multiple levels with new access, balustrades, and biodiverse roofs. The project also includes consideration of a future Citigen district heating connection.
